John Rapp is the owner and broker of Rapp Realty. John is a native South Floridian and honors graduate from the University of Florida College of Business in Marketing. Having begun his career in professional business to business sales, John received extensive IBM based sales training. This experience combined with 15 years as owner of Rapp Electric gives John a unique skill set of construction knowledge and sales and marketing. John will draft scaled floor plans when none exist that can be used for both marketing purposes and the planned space modifications. These drawings are often used as an exhibit in the lease specifying exact tenant improvement obligations. This attention to detail can prevent a lot of tenant/landlord ill will at the least and law suits in the worst case scenarios.
John’s construction back ground is also beneficial to his clients in both the acquisition and disposition of commercial buildings. His familiarity with the local building and zoning departments, code violations and construction issues help identify problems when analyzing the acquisition of properties and helps clients make more informed decisions. In the process of asset dispositions these skills help solve issues with open permits and code violations that often arise from title and lien searches before closing. John takes on these issues with the building and zoning departments as part of his overall service because he knows from experience that he is often times the best suited to handle these issues of all the parties involved in most transactions. His understanding of inspection and engineering reports can help put deficiencies into prospective to ease buyers concerns.
